It is common in Malaysia to have a written contract signed by the renter and tenant. After deciding on an apartment, you will sign a contract that establishes the terms of the rental agreement. The standard procedure is to pay two months' rent as a security deposit and a one month utility deposit. A notice of termination or notice to vacate must be given to the tenant within the period stated in the tenancy agreement before its expiration. The landlord has the right to vacant possession of the premises from the tenant without payment of any compensation.
Notice required is usually one month. The landlord or the tenant may give one calendar months' notice to terminate such tenancy. The monthly tenancy may continue for many years if it is not terminated.
